Inspect the terrace

Walk the terrace within 24 hours of rain if you can. Mark ponding deeper than a few millimetres, damp patches on the soffit below, and any salt or paint peels on the ceiling of the floor beneath.

Pay special attention to parapet junctions, expansion joints, and outlet flanges. Hairline cracks that open and close with temperature need a flexible treatment later — note them separately from static settlement cracks.

Dusty or highly absorbent surfaces need a primer compatible with the chosen membrane. Skipping primer is one of the most common causes of blistering and peel-back within the first season.

Apply the membrane system

Where a tile or stone bed will follow, a polymer-modified cementitious system is usually the right workhorse — it tolerates wet bedding and can be built to the specified thickness in coats.

On exposed terraces that need UV resistance and crack bridging, prefer an elastomeric film or hybrid system rated for the expected movement. Build coats to the manufacturer’s DFT, respecting recoat windows and ambient limits. Never stretch a thin coat across a poorly prepared corner and call it done.

  • Reinforce corners and outlets with mesh or fleece in the first coat.
  • Record batch numbers and ambient conditions on the site log.

Detail drains and parapets

Most terrace leaks start at outlets and vertical turns, not mid-span. Dress the membrane into the drain flange, maintain a continuous fillet at parapet upstands, and terminate above the expected water line with a mechanical or sealed edge as the system requires.

Where expansion joints cross the terrace, treat them as dedicated details — do not run a continuous rigid coat across an active joint. After curing, flood-test when site conditions allow, then protect the membrane before scaffold traffic or tile laying begins.

Protect and commission

Cured membranes still fail when left unprotected under wheelbarrows, ladder feet, or UV for months. Schedule the wearing course or UV-stable topcoat promptly. If tiling follows, use a compatible adhesive and keep movement joints open through the finish.

Hand over with photos of details, DFT checks where taken, and flood-test notes. That package saves weeks when a future leak needs diagnosis.
